Treasurer Ron M. noted the Association has a net operating gain over the past year. Some adjustments have been made from the previous budget to accommodate expected increases in tree removal; potential legal expenses with any sale of KCC; and a lower reserve for landscaping needs beyond the contract itself. The reserve for snow removal beyond the flat rate remains unchanged.

The most discussed issue was budgeting and planning for changes in the irrigation of landscaped islands. KCC has stopped cooperating with KPVillas to provide irrigation water, which KPVA has purchased annually, as the club confronts its own maintenance issues.

The Treasurer also thanked homeowners for paying annual assessment fees via automatic deposits, and encouraged non-participating homeowners to sign up for monthly ACH withdrawals. He also noted KPVA has engaged Sunrise Bookkeeping, and  dues payments will go directly to Sunrise by the first of year, so anticipate that change of address.
