After five years of leading the Architecture Control Committee, Jim J. is ending his ACC tenure. Jim is known for being polite, prompt, and fair, among his other attributes, in evaluating requests for home and property alterations. Jim had a role in three key KPVillas developments--formatting the Exterior Modification Form, digitizing the Covenants, and creating a notification system for re-staining.
When the Board sought to document and approve outside improvements to a villa's surroundings, Jim crafted the Exterior Modification Form. The streamlined process benefits homeowners and the Board alike.
In early 2023 Jim started a digital version of the KPVA covenants, amendments, Bylaws, and Rules, which until then had always been paper handouts. After several months of part-time involvement using OCR software and MS Word, Jim created the final PDF file Bylaws, Covenants, and Rules. Appended to the end of the document, on pages 39-40 as of December 2023, is a section discussing villa improvements that are common to KPVillas and asked repetitively (especially by new villa owners).
Jim organized the procedure for insuring villas are re-stained every 6 years as mandated in the Second Amendment to Declaration of Covenants and Restrictions, Section 1. He writes, "Villa owners are now notified (currently via USPS) 1 year in advance when it's time to re-stain their villa (every 6 years). The notifying letter is personalized (owner's name, villa lot#, stain color, etc. through the magic of MS Word and Excel) and a list of staining contractors is also included. A postcard is also sent as a gentle reminder in the spring of the stain year. "
With Jim stepping down, the Architecture Control Committee seeks a third person to serve along with new ACC Chair Curt W. and homeowner Peggy C. Please consider taking a role in the neighborhood's well-being.
